How we calculate this
What is the cleaning cost based on?
We estimate €55-70 per turnover depending on property size — typical for Valencia. Studio: €55, 1-bed: €60, 2-bed: €65, 3-bed: €70. This cost is typically charged to guests as a cleaning fee and passed directly to you.
Why is the 'self-managing' income lower than expected?
The calculator only shows cleaning costs as a hard deduction. It doesn't include your time cost (guest messages, calendar management, check-in coordination, incident handling) — which typically runs 6-10 hours/month. For owners living abroad, those hours often come at an awkward time difference.
Does the calculator include Airbnb fees?
The nightly rate you enter is the rate you set on Airbnb (what the guest pays minus Airbnb's guest service fee). Airbnb deducts approximately 3% from your payout — the calculator treats gross income as the amount Airbnb transfers to you (nightly rate × nights × 0.97).
Are these figures before or after tax?
Before tax. For non-resident owners, rental income in Spain is subject to IRNR (19% for EU residents). We recommend consulting a gestoría for your specific situation — we're happy to point you to one.
