Our story

Built by property investors who know Valencia from the inside

StayValencia is a direct booking platform and property management service for Valencia apartments. We started with one property and one problem: how do you manage a rental well from 2,000 km away?

StayValencia was founded by Oscar Navarro, a native Valencian, real estate investor and software professional based in Germany. With family roots in Cabanyal — the beach neighbourhood where our first property is — Oscar knows Valencia the way you only can if you grew up in it: which streets are quiet, where locals actually eat, and which neighbourhoods are worth investing in.

The founding problem was real: how do you manage a Valencia rental well when you live in Germany? The large property management companies charge 20-25% and treat owners like account numbers. The DIY platforms require you to be available every evening. Neither worked. So we built our own approach.

The team had the background — marketing, real estate law, years in Valencia's tourism industry, and the technical skills to build whatever was needed. The problem wasn't ability. It was that nothing we could find was built specifically for property investors managing from abroad.

Oscar Navarro, founder

The large management companies want to take everything off your hands at 20-25% commission — and they treat you like an account number. The DIY tools require you to be available every evening to answer guest messages. Neither worked for someone who knows Valencia intimately but lives in a different country and time zone.

So we built the approach we wished existed: direct bookings that save guests 15-18% vs Airbnb, remote management at 15-18% commission (not 25%), transparent monthly reports, and no lock-in contract. We achieved Airbnb Superhost status while managing entirely from Germany. StayValencia is now the platform we run for other property investors in the same position — people who know what they own, but don't want to spend their evenings answering guest messages from a different time zone.

What I bring to the table

Airbnb Superhost

Achieved and maintained Superhost status while managing the apartment remotely from Germany. That's the standard I apply to every property I manage.

🏙

Native Valencian

Born and raised here. I know the neighbourhoods, the seasonal rhythms, the local contacts, and the things that only make sense if you grew up in Valencia.

💻

Tech and web background

I built StayValencia myself — the website, the booking system, the reporting templates. No vendor dependency for things I can control directly.

🌍

Four languages

Spanish, Valencian, German and English — fluent in all four. No communication gap with local contractors, owners across Europe, or international guests.

⚖️

Real estate law knowledge

Familiar with seasonal rental regulations in Valencia (LAU Art. 3.2), VUT registration, SES.HOSPEDAJES obligations and IRNR tax rules for non-residents.

📊

Marketing and tourism background

Marketing studies and direct experience in Valencia's tourism industry. This is where the direct booking strategy and pricing approach come from.

What this means if you work with us
📊

You see every number

Monthly reports showing gross income, cleaning costs, our commission, and net transferred to you. No vague summaries.

🔓

Your Airbnb stays yours

We manage through your account. You keep the reviews, the Superhost status, and the account itself if we ever part ways.

🏙

Local knowledge, remote management

I know which cleaning company is reliable, which plumber responds on weekends, and what guests in each neighbourhood actually need. None of that requires me to be on-site.

📆

You control the calendar

Block dates whenever you want. If you're going to Valencia in August, just tell us and the dates are yours.

✈️

Built for non-residents

Smart lock codes sent remotely. WhatsApp guest support. No on-site approvals needed from you. Designed around the assumption that you're not in Valencia.

⚖️

Legal and tax clarity

I can help you understand seasonal rental obligations in Valencia — including what Airbnb handles automatically and what you need to manage as a non-resident owner.

Do you own a property in Valencia and live somewhere else?

Whether you're a Spanish national based abroad, a European who bought in Valencia, or someone who inherited a property here — the situation is the same. You need someone who understands the city, the guests, the regulations, and the reality of managing remotely.

Our commission is 15-18% depending on the property. The first step is a conversation, no obligations.
